Today’s commercial steel buildings are pre-engineered and pre-fabricated to almost any conceivable design. Steel buildings in the 21st century can be used for office space, distribution facilities, freight terminals, sports complexes, aircraft hangars, small garages and many other applications. Steel buildings can be designed and rigged into any number of shapes and sizes and are finding their way as the construction material of choice for residential, commercial, and industrial use.

All commercial steel buildings are pre-engineered and pre-fabricated at a selected factory. They are shipped out as a total component package that is pre-punched, pre-drilled, and pre-welded by the factory to your construction site via eighteen wheeled trucks. A steel building is easily expandable, in the future, as more square footage is required. Steel buildings can be assembled as “clear-span”. There is no need for interior support columns. This allows for the maximum in useable interior square footage. This is especially important to owners or investors considering building gymnasiums or airplane hangars. Most credible steel building manufacturers have a trained staff that will deliver and lay out the building components. This allows for rapid assembly, more efficient construction, and can reduce labor costs at your job site.

The commercial sector is attracted to steel building construction because of accurate budget forecasts, the low-maintenance inherent in the materials, and the durability of steel.

There are three major categories of commercial steel buildings. The first category is steel framed. A steel framed building features just the structure, or frame, being made of steel. The external finishing of these buildings, however, is done with conventional material such as stone, stucco, or brick. This type of construction method is popular for use in office space, homes, and other smaller structures.

The next category is steel pole buildings. Steel pole buildings utilize steel in lieu of posts and trusses. The roof and walls are then sheathed with steel. These buildings are also known as pole barns and are often used as agricultural buildings.

The third category is steel arch buildings. These buildings are compromised of arched steel panes and they are the easiest to erect of all three categories. Steel arch buildings are largely used for agricultural and industrial purposes. They are completely made of steel and are molded in the shape of an arch. Arch buildings are completely made of steel and molded in the form of an arch. This arch serves as both the roof and the wall. This is a great construction choice for do-it-yourselfers.

A steel building chosen from any of these three categories can supply you with an affordable and durable building versus more conventional building styles.

The steel building industry has developed new technology to insure that steel roofs are weathertight, durable, and cost efficient and will give many years of low maintenance service. Steel is one of the most cost effective materials that you can utilize for a roof structure. But to be effective, steel roofs must provide a watertight and leak-proof interior environment from the start.

Your steel building project must have the correct roof panel selected for the steel building system utilized. If your roof system will incorporate hips and valleys this is especially crucial. Choosing a correct panel profile, the slope or pitch of the roof needs to be considered along with the overall complexity of the roof structure that will be utilized. When hips and valleys are to be considered the designer needs to work with only those roof panels which will be satisfactorily utilized.

The designer of a roof system for any steel building application needs to insure that it is detailed for weather tightness. Most steel building suppliers or roofing system manufacturers will provide this service. A professional designer should have information at his disposal about a myriad of steel building roofing systems to determine what style will work, and more importantly what style won’t for your particular design applications and requirements. This can help alleviate problems that may arise later in the life of the roof.

Experienced installers, only, who are trained in the installation of your particular roofing application should be utilized. The processes to consider, at a minimum, should be course certification in installing all system components, special complex installation instruction, and a “hands-on” session course for all installers.

The actual installation process of your steel roof is critical. All details should be followed correctly by the installer. Metal roofing specialists should be conducting timely roof audits. Two or three roof audits should be employed throughout the length of the project. Written reports and photos are a necessity along with any write-ups of deficiencies. All corrective actions that remedy any deficiencies should also be itemized. This is especially crucial to insure watertightness as an experienced metal roof auditor can detect even the smallest of voids that would allow water entry into the building’s interior.

An auditor should provide the installer details on any problems and how to correct them. A complete removal of all components and re-installation is vital to the integrity of the steel roof system. A final roof audit should be conducted to be sure that all noted deficiencies were corrected.

Following the above procedures will help to insure that the steel roof on your steel building will perform satisfactorily for many years.

Many consumers, businesses, and organizations are choosing to purchase their steel buildings on the Internet. There are a variety of products being sold, both in quality and price. If you are not used to purchasing a big ticket item on the Web, you may question the prudence of a steel building purchase this way. It may surprise you that there are many advantages to this process.

Before purchasing a steel building online you need to do a little bit of research. The web is a wonderful instrument to do this research. By using Google, MSN, Yahoo or any other server and typing in the words “Steel Buildings” you will get pages and pages of information. This information is available to anyone, at anytime. The Internet will provide you with lists of steel building manufacturers, suppliers, designers, and pre-fabricators that are all able to be contacted on the Web and get you started on your project. On the individual company websites you will find a selection of examples, pictures of buildings that you can view, and printed information in order for you to determine if that particular company is the one that can best serve your needs. You can, and should, research the company that you are interested in doing business with by asking for references via E-mail or phone. You need to get a precise understanding of what any particular company can, and can’t, do for you.

If you need additional reasons to consider purchasing over the Internet, pricing may be one of them. Purchasing a steel building on the Web can be less expensive than other forms of sale. It is easy to compare company to company, and apples to apples on the Internet. You do this at your pace and with no salesman pressures.

Many steel building companies offer you the ability to design and price your building right online. This process requires that you have some important information first. You need to find out what the proper snow, wind, exposure, and seismic loads are for your area from your local building code office. No two steel buildings are built alike and these building codes vary greatly depending on the area of the country that you live in. Other necessary information includes the height, length, and width of your building, your needed accessories such as doors, windows, and insulation, and the color you want for your building. When you go through the entire process you should be able to get a price. Do this with several online building companies, don’t buy from the first company that offers online pricing that you work with . Gather information and compare pricing. If similar sized buildings show a wild fluctuation in pricing that is lower on one company’s site, it is probably to good to be true. Remember always compare “apples to apples” when comparing steel buildings.

You can research and purchase the exact building to your requirements on the Internet. With some many options available to even the most casual of purchasers set aside a comfortable amount of time to compare sizes, manufacturers, products, and reliability of any company before you make your final choice.

The purchase of a new steel building will involve a lot of research and questions. One of the major questions involves who to purchase the steel building from. There are, basically, three different ways in order to purchase a steel structure.

The first consideration is the use of a general contractor. General contractors are the people usually used to assemble your steel building. If you contact a general contractor he will need to know the type of building you are considering. He will then talk to a building broker or a number of manufacturers and give you several options to choose from. Some general contractors have a preferred manufacturer that they usually turn to.

Steel building brokers will work with multiple factories. Brokers are like general contractors in that they will communicate with you to establish your needs and then present a proposal to you from the steel building manufacturer who seems best for your requirements. However, once the building is shipped the commitment of the broker is at an end. You will have to assemble the building yourself or hire a general contractor to complete it.

Many steel building manufacturers who fabricate the component pieces for the structures will sell directly to the consumer, in many instances. They will fabricate the building and ship it based upon the exact specifications that you require. They can design and customize the building to even the most elaborate requirements. Here again, you will either have to assemble the building yourself or hire a general contractor.

General contractors have plenty of experience and are the suitable choice if you are not familiar with planning and managing construction projects. A general contractor that you work with on a regular basis for other projects is normally a suitable fit.

Brokers generally have more experience with steel buildings and can leverage one manufacturer versus another in order to secure the best price for you. Their long standing business relationships with many manufacturers can help to save you money. They are very adept at finding the best “deal” available and usually have the connections to put you in touch with a qualified erector in your area if you do not already have one.

If you are already experienced with steel building projects and know exactly want you need in a structure, you can save a lot of money by dealing directly with the manufacturer. This process cuts the middleman out of the picture and can save a lot of undo stress later on in the project if anything goes wrong. Going directly to the manufacturer is highly advisable if you are a do-it-yourself type of individual and the steel building you need is of a smaller scale that you can erect yourself.

Choose the method of purchase for a steel building that best suits your budget and expertise.

There are three major factors to consider before purchasing a steel building. Hopefully, the advice in this article will help you to make the right decision in determining the correct steel building for your size requirements and budget.

The first consideration is to be careful not to buy the cheapest priced and cheapest quality steel building on the market. Remember the old axiom - you get what you pay for. You need to be in a position to trust the salesperson and the company you are dealing with. If you like the features of the building being offered for sale and the final price this is probably the steel building that you need. Make sure you are comparing “apples to apples” when comparing steel buildings from different companies. Don’t rush to buy a building based on price alone but if the timing is right and the building meets the specifications you require then buy the building. A good rule as a checklist is to buy the building if you like it, you can afford it, and you can trust the company that will supply it. This is the time to purchase.

Some steel building companies offer buildings that are supposedly “do it yourself”. This is a correct statement in a number of instances if the building is small - as in a garage or storage shed. Larger steel buildings usually require the involvement of a qualified erector or general contractor. Make sure by talking with the building supplier before you buy the building that the building is truly a “do it yourself” project if so represented. If the building size requires professional installation ask the supplier about qualified erectors in your area. Know the price of the erection of your steel building before purchasing.

There are two issues that need to be addressed relating to permitting before you purchase a steel building. Zoning is one issue and structural approval is the second. Zoning officials may limit the size and configuration of your building. One procedure that will help to ensure zoning approval is to check the area where your steel building will be erected to see if similar styled structures to yours are already built. Generally, agricultural use buildings are exempt from permitting if they are out beyond the city limits on farms and ranches. The second issue, structure of your building, will need to be approved by the building inspectors and permitting officials. One way to check is to see if the steel building company you are considering using will provide certified, stamped, engineered blueprints, plans, and calculations for the steel building. These plans will prove to the local building officials that the building will conform to local loading conditions.

Paying attention to the three important factors mentioned in this article will go a long way to selecting and purchasing the correct steel building for your next project.

To choose the correct steel building for your next project revolves around a number of considerations and factors that will result in the proper choice. Whether you are responding to companies that do a lot of advertising on television and/or radio or have found a steel building company on the Internet, consider the many items up for consideration and discussed in this article before you buy.

If you are searching the Internet with your favorite “engine” look to companies who place high in rankings when you use the words “Steel Buildings” in your search. Although this does not guarantee that these are necessarily the “best” steel companies to look at, it does mean that the websites are normally consumer friendly as pertinent, “fresh” content is being added in a timely fashion. Investigate steel building company websites that go into great detail about how their buildings compare, in a superior fashion, to conventional building materials and methods and how they can save you money. The gauge of the steel is important (26 gauge is recommended) along with the warranty offered on the building. Thinner gauged (29 gauge) steel is not recommended if you will need the building for years of service.

Premium quality steel has inherent strength and durability which imbues the structure with a virtually maintenance-free characteristic. The building company you choose needs to guarantee that your building will be pre-engineered at the factory to meet or exceed any of your local building codes. The building needs to be resilient to the effects of snow, rain, wind, exposure, and any seismic activity. Buildings supposedly “on the ground” or “on sale” do not generally conform to the coding you will require in your particular location.

If you have a very complex design required for your project make sure that the steel building company that you are considering employs a design team that is capable of handling any design and rigging requirements. Inquire into how many years of design and fabrication experience that the company has.

Every steel building company that you deal with will probably say that they have the best price. To ensure that you are getting the most for your money inquire of several steel building companies for their exact specifications so that you can compare one company to the other. All pre-fabricated steel buildings offered to sell should include. At a minimum, galvanized girts and purlins along with extended weather-tight PBR (purlin bearing rib) roof panels. If the freight charges on your steel building are listed in the total price, have the company cull out the shipping charges so that you know what you are paying for the building alone.

If you need to maximize the amount of interior clear-span (column-free) space look to a truss less design. If you are using your building for a gymnasium, indoor riding arena, or heavy equipment storage, this design feature may be critical in order to operate in an obstacle-free environment.

Look to careful consideration of all of these factors before deciding on the right steel building company for your next project.

In the 21st century rendition of metal buildings they are used for a variety of applications-from small one-car garages to aircraft hangars large enough to accommodate jumbo jets. There is also a basic checklist to consider that will help you with your metal building project. These items should be considered and understood before undertaking any metal building project. Each checklist item is in bold and italicized.

The construction project is all encompassing and includes all materials that make up the metal building system and work that needs to be completed at the jobsite. The foundation work, land preparation, and finish work should also be included in the definition of a complete building project.

The contract documents are the legal instruments defining the work and materials needed to complete the construction project. For a metal building construction project it is normal to have separate documents for the contractor, general contractor, and steel building dealer. Contract documents, at a minimum, outline the work to be completed, pricing, timeline, and any other requirements that are applicable to the metal building project.

The contractor is that person who will supply materials and complete the erection of the metal; building system.

The dealer (an independent contractor) is that person who will order and purchase the metal building system from the supplier. The dealer resells the building to the end-user. The dealer may or may not be the person to complete erection or provide other services to complete the metal building project.

The designer is the person responsible for the design of the metal building. The designer can be an architect or engineer that is hired to implement the desired and required design specifications for the metal building project. This would include the metal building system and its erection. The designer can also assist in the overseeing of the construction project to ensure contract compliance.

The end-user owns the metal building construction project for eventual occupation, leasing, future sale of the metal building.

The erector erects the metal building system. The erector could also be the contractor, general contractor, or third party working under a sub-contract.

The general contractor is responsible for providing all the materials and work for the metal building project as itemized in the contract documents.

The metal building supplier designs and supplies the materials for the metal building project.

Review all of the above aspects and personnel involved in any metal building project and have a clear understanding via legal documentation of all roles and responsibilities before beginning construction.

There are many question that consumers often have when considering the use of steel for their next building project.

One of the first questions many consumers have is how steel building companies are different from other companies that construct with more conventional building materials such as wood, masonry, or brick. Most steel building companies are more than just a supplier. They are a complete initial design to successful project completion companies. Most quality steel building companies provide a well-planned, customized project time line for their customers. They are also very considerate of budgetary constraints. Most companies employ customer service personnel that keep the customer apprised of the succeeding stages of the design, rigging, and fabrication process. Quality companies also can help you with the permit approval process or locating a quality erector or General Contractor to assemble your building. Complex engineering or architectural aid is also provided by these companies at far less a price than you would probably pay locally.

The next question usually revolves around what type of steel building to purchase. Most consumers should strongly consider high quality steel I-Beam construction. These buildings are strong and durable no matter how large or small and can be used for any number of applications including manufacturing, warehousing, churches, schools and many other uses. Quality steel building companies can engineer your particular building for either clear-span or multi-span construction.

Most consumers want to know if steel buildings are really more cost-effective to build over traditional stone, brick, masonry, or wood construction. The answer is yes. Even though steel prices have increased in the past couple of years it will still save you money when compared to more conventional building methods and materials. One of the best examples is in the steel building construction labor costs which can be 30% less than conventional building labor costs.

Many consumers think that there are severe limitations to the features that can be added to a steel building. Not so. Quality steel building manufacturers and suppliers offer a full line of components including many different styles and pricing for doors, windows, skylights, insulation, liner panels, and many other components.

The bottom line fore many consumers is why they should choose steel when they are more comfortable with traditional construction methods. The answer is simply that steel buildings are durable and cost less. They are specifically engineered for your location and can weather the strongest of elements be that rain, wind, or snow. Fire and termites are not a problem for steel. Steel is non-combustible and can significantly lower your property insurance premiums. Exteriors of stone, rock, or brick can be added to replicate the natural materials at a fraction of the cost of masonry prices.

Strongly consider a steel building for your next project.

Pole barns have long been a staple for construction on the American agricultural scene. Quality steel buildings are quickly displacing pole barns on the landscape nationwide for many reasons.

Pole barns became very popular for two reasons - price and state of technology. Pole barns were renowned as the cheapest way to build an agricultural building and were about the only material of choice to construct the building with. Steel buildings have quickly supplanted pole barns for both price and durability.

There are a number of disadvantages inherent with any pole barn structure. The poles of a pole barn are placed directly into the ground. This gives the structure no opportunity to be resistant to the heaving caused by flooding and frost. Pole barns are normally made with pressure treated wood. This wood will shrink and warp with time. That is why pole barns are not a popular choice for a permanent structure. Steel buildings do not warp. Pole barn foundation frame members shift and they must be straightened about every six years for the going rate of a couple of thousand dollars. Pressure treated wood poles using copper sulfate are not sanitary and can be poisonous to livestock. A steel building bolts to a solid concrete foundation and is highly flood and frost resistant. It is much more of a sanitary structure and its materials are not poisonous to livestock.

The combustibility of pole barns can increase insurance premiums more than twenty-five percent higher when compared to similar sized non-combustible steel buildings.

Steel building companies usually provide the proper plans and documents for their buildings. Pole barns do not. This can cause problems in obtaining permits and ascertaining just how the structure is to be assembled. Steel buildings have parts that are sorted and numbered. Pole barns do not. Pole barn assembly is rigorous with many hours devoted to the sorting, cutting, and fitting of construction materials.

The sheeting on pole barns needs to be reattached and re-painted on a regular basis. Pole barns have steel members that touch the wood making rust a prevalent problem. Steel buildings are coated with a primer that is highly resistant to rust. The re-sheeting of pole barns has to occur about once every eight years. With a fourteen year life-span for the building this can cost over fifteen thousand dollars in total. Steel buildings do not need re-sheeting or re-painting over the useable life of the structure.

Pole barns are not recommended for occupancy because of their low resistance to fire. Many communities and localities prohibit pole barn installation. Steel buildings abide by even the strictest safety codes that any municipality may enforce.

The vast advantages that steel buildings have over pole barns should make it the structure of choice for your next construction project.

You can save time and money on using a steel building for your next building project. Consumers, owners, and investors alike have found that building with steel is at a fraction of the time and money invested in a conventional building system.

The selection of the proper parcel of land is instrumental in beginning the cost savings process. The selection and preparation of the land can be done for less money. Steel buildings can be adapted to land choices that may not allow for more traditional building methods and materials. The site preparation for a steel building can be minimal when compared to the expensive excavations sometimes required with conventional building processes. Sturdy I-Beam steel buildings have not “set” sizes like some other forms of construction and can easily be adapted to any lot size requirements prior to shipping. Building code restrictions may impede construction with other materials, but steel buildings in the 21st century have evolved with state-of-the-art options such as simulated exteriors, parapets, and mansards to pass even the toughest regulations. Most steel building companies assist in two ways to help with the code situations. They employ building specialists who have experience with code situations nationwide and can suggest solutions. Engineering staffs are also employed to make sure the building is pre-fabricated and engineered to the exact coding requirements. In many instances a steel building will even exceed code regulations.

Although some locations and uses for steel buildings do not require a foundation it is strongly recommended that a foundation be utilized with any steel building. Weather and building design requirements have a big impact on the necessity of a foundation. Concrete slab estimates will range anywhere between $4 and $8 a square foot for materials and professional labor and materials in the United States. This can save maintenance costs and structural problems down the road when compared with other construction styles that do not utilize a foundation.

The constructio9n of wood, brick, and masonry buildings incurs high labor costs when compared to steel building construction. Steel buildings simply bolt together as compared to other construction methods which are basically custom fitted and expensive.

The new technologies in metallurgy make steel an even stronger building material of choice. Steel structures are virtually maintenance free and the inherent strength and durability of steel allows companies to offer 30, 40, even 50 year warranties on their structures.

Given land and foundation costs for a traditional building are similar, a steel building is going to save you money over this type of construction. Materials and labor savings can add up to a 50% savings. The price per square foot for a steel building can be at a fraction of that of a conventional structure.
